The Red Lion Hotel is located on the southern edge of the Peak District in the historic market town of Wirksworth. This hotel is one of Wirksworth’s most famous landmarks and commands a highly prominent trading position within the heart of this beautiful town. Wirksworth developed as a centre for lead mining and later stone quarrying and is high on the list of places to visit for tourists visiting the picturesque Derbyshire Dales area.  Matlock is nine miles (14 km) south-west of Chesterfield, and in easy reach of the cities of Derby (19 miles), Sheffield (20 miles), and Nottingham (29 miles); the Greater Manchester conurbation is 30 miles away. Matlock is within the Derbyshire Dales district, which also includes the towns of Bakewell and Ashbourne, as well as Wirksworth.

Trading Style:

The Red Lion has undergone significant refurbishment during the lock down period and is a turn key operation   and trading offering food and beverages to regular customers, local businesses and tourists visiting the town and surrounding areas. Offering a traditional full menu from breakfast through to dinner, the property caters for both small and large parties and holds regular innovative gourmet evening experiences, live music and sporting events throughout the year.

The letting rooms provide an additional income stream for this site with six guest bedroom available all equipped to a high standard. The site currently also holds events and functions in either the large function room on the first floor or the more intimate self-contained “Den” area which sits adjacent to the main bar across the driveway.

For a new experienced food operator, there is a huge scope to increase on the current levels of trade with a good quality food offering aimed towards both lunch and evening diners. Additionally, a new operator may look at the option to convert the first-floor function room into a more “fine dining” style restaurant area that could be operated independently whilst still complimenting the menu in the main bar area. Further opportunity to increase upon the current trade levels could be achieved with increased use of the function areas and additional promotion of the letting facilities.

The current trade is regularly over £5k (net) per week with a 62% GP and a letting room occupancy rate of approximately 60%. The hotels is fitted with 14 CCTV cameras and EPOS till system.

Currently the hotel is owner/operator run with additional support from 2 x bar staff, 1 x housekeeper, 1 x cleaner and 1 x casual team member. All of which are part time on a regular rota basis with increased hours as and when required.
